CONCEPTUAL PLAN

1.Parking areas (not specific spaces) mention should be included in the conceptual plans. The previous version specifically excluded them, this version doesn’t require or even them. What basis do you have for excluding them?

The purpose of the conceptual site plan is to provide a general overview of the entire development that will consider the impacts of the development on the community. It is not intended to serve as a site plan that will have sufficient level of detail for construction. That role will be filled by the standard site plan application.

During final site plan design process, the actual ground conditions, landscaping requirements, ADA requirements and other, detailed factors must be accommodated. The precise location of parking areas may need to be adjusted as more detailed information is gathered and design layouts are perfected. If specific details are included in the conceptual site plan, they would need to be amended to adjust to these minor changes, something that would be time-consuming and expensive.

(Site Plan Question)The applicant plans to show the locations and quantity of commercial parking spaces with the Conceptual Site Plan application. Parking is planned to be located in the structures that must be shown on the conceptual site plan. The attached conceptual parking plan has been submitted to the county and is also available on our website (villageatsunriver.com). This plan shows the approximate locations of all residential and commercial parking areas. Exact counts and locations of residential parking will be submitted with specific residential Site Plan applications.
