DENSITY

Myth: The Village at Sunriver will allow too much density.

Fact: The proposed density at The Village at Sunriver (22 units/acre) is lower than other comparable resort villages.
- Village at Northstar: 31.3 units/acre
- Tamarack Village (Ph. 1): 25.3 units/acre
- Village at Mammoth: 33.7 units/acre
- Village at Squaw: 39.7 units/acre

Fact: The overriding impact of density is the gross amount of area being built, not the number of residential units. Residences in The Village will be much smaller than average Sunriver residences, thereby reducing the impacts of the number of allowed residential units. The average unit size projected at the Village are:
- Mixed-use condominiums: 950 sqft.
- Townhomes: 1,650 sqft.
- Hotel Suites: 500 sqft.
- Overall Average: 1,100 sqft.

Fact: With strict limits on building height, lot/zone coverage, zone setbacks and zone coverage for multifamily residential uses, density impacts will be mitigated on site.

Fact: Residential densities at 22 units/acre are a maximum figure. Actual densities may be less than this amount. b.Myth: Counting up to (100) hotel rooms at .5 density units will allow more density in the Village.

Fact: A destination hotel with conference facilities will attract more off-season guests to Sunriver during the typically slower seasons of the year. Allowing (100) smaller hotel suites (500 sf each) at in lieu of (50) luxury condominiums (1,300 sf average) will allow flexibility to attract a hotel to the Village and will ultimately decrease the amount of developed residential space in the Village. c.Myth: Lock-off units should count as a full unit of residential density.

Fact: Lockoff suites are part of an individually-owned residential unit and are only rented separately when the owner puts the unit in the optional rental pool and there is a renter for the unit. The “law of averages” indicates that this will not happen all of the time. Additional density and parking requirements have been added to the proposed zone language are 50% higher than those used at comparable resorts.
