BUILDING HEIGHTS
Myth: Proposed building heights at The Village are too tall to fit into the Sunriver community.
Fact: Proposed building heights (75’/60’/45’) fit below the current tree canopy of 80’ with some trees as tall as 200’.
Fact: Buildings heights are measured to the top of the roof ridge. Buildings in the Village will have gabled roofs that step back from the front plane of the building, thereby reducing the impacts of the proposed height.
Fact: The proposed 75’ height limit is only for a portion of one building on the main public square to give it a more prominent appearance such as that given to a cathedral in a historic European town.
Fact: A series of setbacks are proposed around the perimeter of the site that reduce the building heights to 30’ at the perimeter of the site.
Myth: The proposed 10’ height limit exemptions proposed in the Town Center zone will lead to higher buildings.
Fact: The 10’ exemption is to allow taller architectural elements such as chimneys or uninhabited towers that will provide a higher degree of architectural detailing in the community.
Myth: Taller buildings will shade existing buildings outside of the proposed Town Center zone.
Fact: All buildings in the Town Center zone will be required to meet the county’s solar setback standards as they relate to properties surrounding the zone.
