OPEN SPACE, OPEN AREAS AND IMPERVIOUS SURFACES
Myth: The Village will not provide enough open space.
Fact: Current county code requires “shared space” based upon the size and number of residential units on the site. SilverStar’s current site plan calls for approximately 180,000 square feet of space in the form of urban plazas, green ways and bike paths that exceed the county standard.
Fact: Changes are requested to the current county code in the Town Center district because the current code does not contemplate the more dense configurations of a mixed-use town center.
Fact: The Village at Sunriver is not zoned “Destination Resort” as defined in county code and thereby does not have a 50% open space requirement.
Fact: The Village will provide “open areas”, many of which can be used by the entire community while maintained and paid for by only the Village residents and merchants.
Fact: As dues paying members of the SROA, Village residents will have access to many SROA owned amenities, many of which are within walking distance of the Village.
Myth: The Village at Sunriver will dramatically change the “green” character of the existing Mall.
Fact: The current mall has approximately 69% impervious surfaces. The new Village will not significantly change this statistic while simultaneously adding street trees and amenities to the areas of hardscape.
